Municipalities regulate what is able to happen on a parcel of land. They designate each parcel with a specific landuse code which can change over time to meet the changing conditions or priorities of the Municipality. Zoning is the separation of a community into districts, or “zones,” that regulate land uses and the intensity of development. A zoning designation is assigned to every legally defined parcel within a zone in the community. The goal of zoning is to assure that neighboring land uses are compatible with the surrounding area.
